When determined what type of mana a land could produce, you do factor in replacement effects that change what types of mana a land could make. Similarly, you do consider type changes when calculating what mana a land could make. For example; a plains that has been turned into a swamp will generate black mana.
Finally, you do not consider costs when figuring out what type of mana a land could generate. If you control a Reflecting Pool and a Vivid land (like Vivid Creek) without any charge counters on it, the Reflecting Pool can still generate mana of any type. This is because you remove a charge counter as part of the cost of playing the Vivid land ability.
